Sandhurst Club Information Sheet

Resident Members (owners of land) at Sandhurst Club are responsible for ensuring their builder and the builder’s contractors conform to the Builders’ Site Use Guidelines and are responsible for any damage caused to Sandhurst Club assets such as footpath, kerbing, nature strips and street furniture and the like during construction of the residence.

Prior to Final Building Plan Approval and any miscellaneous submission (pools, extension, etc) being granted by Sandhurst Club Architectural Review Committee you are required to pay a refundable bond of $1500.00 (exclusive of GST). These monies will be deposited into an Asset Maintenance Bond Account administered by the Club. Your site will be inspected at regular intervals and if all assets have been protected and no damage is identified or costs incurred, the Club will return the bond.

Breaches of the Builders’ Site Use Guidelines will attract a breach deduction payment against the bond consistent with the Breach Schedule as set out in Schedule 3 of the Residential Code.

To avoid having to pay the cost of repairs it is essential that safe building practices and careful inspections of the area are completed for existing damage before works commence.

Prior to commencement of construction of any building work, a Member or a Member’s representative must notify the Club in writing of any pre-existing damage to:

• Footpaths

• Street trees

• Kerb and channel

• Drainage pits and/or

• Nature strip

• Other assets vested in Sandhurst Club

• Vehicle crossing

 

 

Which is on or adjacent to the land which is due to commence construction and likely to be affected by the construction works. A damage inspection report form is also attached for your convenience, please refer information sheet IS-30-Damage Inspection Report.

Please note – damage inspection reports are to be returned to Sandhurst Club Asset Protection, a minimum of 5 working days prior to any works commencing. Reports received after the minimum of 5 working days and/or after construction has commenced will be invalid and the cost of repairs will be the responsibility of the owner of the property.

How To Pay

Payments can be made either in person or by mail. All payment must be attached to the Asset Protection Bond Payment / Return Form completing Sections 1, 2 & 4.

Cheques to be made payable to Sandhurst Club Ltd asset maintenance bond account.

Receipts will be issued within 5 -10 working days from payment received.


Sandhurst Club must receive the Damage Inspection Report a minimum of 5 working days before commencing any works on a property. Reports will be invalid if not received with a minimum of 5 working days or received after construction has commenced. Sandhurst Club’s representative will conduct an inspection and advise of any additional damage and a copy of the report will be returned to you.

Sandhurst Club will conduct regular site inspections to ensure Members, their builders and builder’s contractors are conforming to the Builders’ Site Use Guidelines. Breaches of these guidelines will also attract a deduction payment against the bond consistent with the breach schedule.

Breach Deduction Payment Schedule

  • 1st offence in breach of the Builders’ Site Use Guidelines or causing damage to areas with Sandhurst Club, the offender will incur a breach deduction amount of $100 (+GST) plus the cost of repair to the damaged area.
  • 2nd offence in breach of the Builder’s Site Use Guidelines or causing damage to areas with Sandhurst Club, the offender will incur a breach deduction amount of $200 (+GST) plus the cost of repair to the damaged area.
  • 3rd and subsequence offences in breach of the Builder’s Site Use Guidelines or causing damage to areas with Sandhurst Club, the offender will incur a breach deduction amount of $500 (+GST) plus the cost of repair to the damaged area.

On completion of the dwelling you must complete the Asset Bond Payment /Return Form Sections 1, 3 & 4 and supply a copy of the Certificate of Occupancy and Certificate of Compliance from your plumber. A Sandhurst Club’s representative will conduct an inspection of Club assets and the Architectural Review Committee will conduct a Building Compliance Report prior to returning your bond, or sum of.

Damage identified during this inspection will be noted and reported to you and/or your builder at which time instructions will be given with regards to how to conduct repairs and the time frame required for these repairs to be completed. Should repairs not be able to be completed within the time frame provided written notification to Sandhurst Club Asset Protection is required. During the construction of your dwelling, please note that repairs to damaged areas must be completed to Sandhurst Club standards. Sandhurst Club can conduct the works on your behalf and invoice you directly. Should you engage your own contractor to undertake the repairs you must notify Sandhurst Club’s Asset Protection department in writing of the contractors contact details and advise of the location to be repaired or replaced prior to commencement of works. A Works Notification form is available to assist with this process. Failure to conduct repairs within the time frame provided or to notify the Club within that time frame when work will commence will automatically trigger the Club to rectify the damage on your behalf and deduct the cost against your bond or invoice the home owner directly.

Repairs to damage areas including but not limited to Communication Cables, Nature Strip Tress and Irrigation Pipes (as determined Sandhurst Club Ltd) can only be repaired by an authorised repairer approved of by Sandhurst Club Ltd. Tax Invoices will be forwarded to the owner and/or their representative.
